The Up4Rental Process
Viewing is easy, we will meet you at a convenient time to look at the house in detail, you’ll have as much time as you need to look at the property, it also gives the chance for any questions we may have for each other.
Applying for a Tenancy
If you decide to proceed to rent, the following will take place:
- We’ll give you a copy of the Tenancy Agreement, to look through.
- You will need to complete an Application Form.
- We may require a ‘Guarantor’ for the rental. (please see below for further details on ‘Guarantor’)
- Finally, you will need to pay £35 per applicant to cover the necessary referencing and credit checks. This is a one off fee, unlike most agents, we do not charge any other fees to simply boost our profits – such as registration fees, admin fees, or move in inventory fees.
Explanation & Reasons for a ‘Guarantor’
A ‘Guarantor’ is requested by Landlords as an Industry Standard. It is usually a relative or close friend, that steps in if you were for any reason unable to pay your agreed rent, or if any damages are caused to the property that cannot be repaid, or if you leave the property with rent owing, then they will assume responsibility on your behalf and will become legally liable for the outstanding monies. This is simply a safety net for us both, piece of mind for us that the rent will always be paid and for you that your home is not at risk if you have any difficulty with the rent.
If you cannot provide a Guarantor, as long as you are in full time employment we can provide you with an insurance to cover the landlord in the event of any rent default, typically the cost of this is £100 per year and this cost if agreed would be passed on to you.
Once all satisfactory references have been obtained, we’ll confirm in writing details of move in dates etc. This whole process will normally only take a few days.
Move in day
On move in day we will:
- Sign the Tenancy Agreement etc.
- Agree a Full Inventory of the property.
- Advise you of Emergency contact details.
- Advise you of water & power/service shut off points.
- Take Meter readings for the property.
- Complete a Standing Order Mandate for your rent.
And finally the payment of the following:
- One Months Rental in advance.
- Security Holding Deposit (if required, this can also be paid monthly)*.
*Refundable at end of the Tenancy less any damage not put right. “The deposit will be protected by The Deposit Protection Service (The DPS) in accordance with the Terms and Conditions of The DPS. We would also recommend at this point, that you talk to all other suppliers to a property, such as Gas, Electric, Water, Council Tax, Telephone, TV License etc, to be sure that you can afford to pay the utilities as well as the rental each month, you can find addresses and contact numbers on our useful links page.
